How the program works (the mechanics)
Goal: get referrals onto the waitlist as fast as possible, then track them all the way to a signed lease.
Track at
Waitlist signup. The referred person joins via the referrer's unique link, or enters the referrer's email on the form.
Attribution
From first touch. Reward pays even if they lease 6–12 months later (12-month window from waitlist signup).
Reward
$250 to the referrer + $250 to the new resident = $500 total per signed lease.
Paid as
Cash (Venmo or check), same cost as a credit and more motivating. Residents may opt for a rent credit instead. Released after move-in (~30-day stay) so a fallen-through lease doesn't pay out. The flyer says "sign a lease and move in" so the resident-facing promise matches this.
Who can refer
Residents and non-residents, both eligible. Realtors = separate $500 program.
Escalation
Start $250 / $250; bump to $500 / $500 if referral volume runs hot.
Tax
1099 if a single referrer earns $600+ in a year.
